Short-Term Caution, Long-Term Opportunity

After a strong rebound in 2025, the outlook for the UK warehouse construction market is more subdued in the near-term. Economic uncertainty, geopolitical tensions and a more cautious investment environment are expected to weigh on activity in 2026. However, the underlying structural drivers of demand remain firmly intact, supporting a return to growth from 2027 onwards.

 

The key question for developers is no longer whether demand for warehouse space will grow, but where that demand will come from and what type of facilities occupiers will require.

 

Supply Chain Resilience Continues to Support Demand

Recent disruptions to global trade have reinforced the importance of resilient supply chains. Businesses are increasingly moving away from highly efficient “just-in-time” inventory models towards holding larger safety stocks. This growing focus on supply chain security and resilience is expected to support continued demand for warehousing and logistics infrastructure close to consumers and manufacturers across the UK.

 

A notable consequence of resilience-focused supply chain strategies is growing demand for modern warehouses that support automation, higher stock levels and operational efficiency.

 

E-Commerce Growth Is Evolving

The pandemic-driven e-commerce surge has largely matured, but online retail remains a key structural driver of UK warehouse demand. Continued growth in e-commerce, together with increasing expectations for rapid, more reliable delivery, is supporting demand across a range of logistics assets, from large regional fulfilment centres to smaller urban distribution facilities.

 

As a result, demand for well-located warehouse space is expected to remain robust through the remainder of the decade, particularly in major population centres and key logistics markets.

 

The rapid expansion of Chinese e-commerce platforms also continues to play an important role in shaping UK logistics market dynamics and is becoming an increasingly significant source of occupier demand.

 

Growth is being driven by a combination of increasing tariff pressures in North America, intense competition in the domestic Chinese market and the continued attractiveness of the UK consumer base. At the same time, many Chinese retailers are moving away from direct-to-consumer cross-border shipping models, which become less effective as businesses scale, particularly around delivery speed, inventory availability, returns and customer experience.

 

This shift is likely to accelerate as the £135 de minimis threshold, which currently exempts low-value imports from customs duty, is due to be removed by October 2028. As a result, Chinese operators are increasingly establishing UK-based distribution networks, as they transition towards consolidated imports and local warehousing. This is expected to drive demand for a range of logistics assets, including port-centric logistics facilities, bonded warehouses, national fulfilment centres and urban delivery hubs. Chinese occupiers are also showing a strong preference for modern, high-specification warehouse space that supports rapid market entry.

 

Sustainability Is Reshaping Development Priorities

Warehouse specification is changing rapidly, with sustainability no longer a differentiator but an expectation.

 

Tightening energy performance requirements, alongside occupier and investor ESG objectives, are driving demand for Grade A facilities incorporating low-carbon construction methods, energy-efficient systems and renewable energy generation.

 

At the same time, limited land availability and Green Belt restrictions are increasing reliance on brownfield redevelopment. While this often requires environmental remediation, it supports more sustainable development through the reuse of existing infrastructure. Developers are also responding to land constraints by increasing warehouse clear heights and delivering more multi-storey urban logistics schemes.

 

Data Centres: The Emerging Demand Driver

One of the most significant shifts in the market is the growing influence of data centre development. Supported by expanding cloud services and AI investment, data centres are becoming an increasingly important source of demand for warehouse-style buildings.

 

However, growth is unlikely to be immediate. Despite a substantial development pipeline, projects continue to face constraints including grid capacity limitations, connection delays and competition for strategic industrial sites. These challenges mean most of the sector’s impact on warehouse construction is expected to emerge later in the forecast period.

 

The Housing Connection

An often-overlooked source of future demand is housing. Every new home requires logistics infrastructure to support the movement of building materials, household goods and consumer deliveries. Industry estimates suggest that each new home generates demand for around 69 sq ft of warehouse space. If the government’s target of 370,000 homes per year were achieved, it would create demand for approximately 25.6 million sq ft of additional warehouse space annually.

 

The UK’s warehouse market therefore faces short-term headwinds but long-term opportunities. Those developers able to deliver modern, energy-efficient facilities in well-connected locations are likely to be best placed to benefit from the next phase of growth.
